STRUCTURAL REVIEW COMMENTS:
Denied
1. Indicate the live and dead loads for the new structure on the drawings along with the designed wind loads and seismic requirements. The minimum designed wind speed is to be 115 mph per 3 second gust and the seismic category is B.
2. Indicate the location and requirements for the required wall bracing for the new laundry structure. 2018 IRC R602.10


BUILDING REVIEW COMMENTS:
Denied
1. Clarify the size of the existing front door that is to be re-used. All dwellings shall have at least one side hinge door with a clear width of 32” where measured with the door open 90 degrees (a standard 32” wide door and frame will not meet this requirement). 2018 IRC R311.2.
2. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11.


MECHANICAL REVIEW COMMENTS:

1. Clarify why the drawings note on sheet MP1.1 indicates a manual J will be submitted as a differed submittal if the existing unit is to remain.
2. Note that all exhaust fans will be terminated to the exterior
3. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1.


ELECTRICAL REVIEW COMMENTS
Denied
1. Indicate a separate branch circuit will be provided for the new bathroom, it can not share with the exterior outlet. The circuit that supplies the bathroom outlet shall have no other outlets. 2017 NEC 210.11(c).
2. Note that the new can lighting installed in the existing main level ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66
3. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.
4. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8.
5. Show the location of the smoke detectors on the plans. Smoke detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R314.


PLUMBING REVIEW COMMENTS:
Denied
1. Indicate on the drawings that all plumbing fixtures will be low flow type. Toilets are required to be 1.6 gallons per flush or less, showerheads and all faucets to not exceed 2.5 gallons a minute. Ordinance 7178.
2. Indicate on the drawings that all showers will be pressure balanced and be supplied with an anti- scald mixing device.
3. Note on the drawings that the gas lines will be pressure tested in accordance with 2018 IRC G2417.1.
4. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
