This shall in include: a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. b. Zoning of adjacent parcels c. Comment: Provide a floor plan for the existing residence on the plan so that Zoning can verify if the requirements of UDC Article 4.9.7.B.7 are applicable to this project. UseSpecific Standards 4.9.7.B.7 which states “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required.For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site , either in a side or rear perimeter yard . Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Indicate the location and size of buildings, utility meters and lines supporting the alteration, R106.1.1. Show the utility lines requiring upgrade or replacement. FLOOR PLANS: 1 Show the hallway between the storage closet and room addition with a minimum 36” clear width, R311.6. SECTIONS - DETAILS: 1 Show a cross-section detail of the proposed exterior wall, R106.1.1. Show the exterior walls with ½” T1-11 type sheathing and ½” gypsum board on the interior. 2 Provide a wall detail showing a 6” minimum separation of exterior siding or sheathing above finished grade or 2” above an exterior concrete surface, R317.1 item 5. Also, show ½” @ 6’ O.C. anchor bolts with embedment into a 12” x 12” continuous foundation with #4 bear reinforcement. This may require a design with concrete stems. 3 Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. MECHANICAL PLANS: 1. Provide heating facilities in the proposed room, R303.9. (Mini-split, extend duct from a central HVAC or an electrical base board heater). ELECTRICAL PLANS: 1. Show the interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. INTERNATIONAL ENERGY CONSERVATION CODE: The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 for a qualifying room addition) and walls R=13. Show the “R” values of insulation and the maximum “U” factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
