COMMENTS: The following comments may be relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. Per paving plan I-725, the distance between the property line and the curb on both Jefferson Avenue and Holmes Street is seven feet. Provide dimensions from the proposed and existing cisterns to the north and west lot lines.

2. Per a Zoning Administrator's determination dated February 19, 2009, a cistern over six (6) feet in height or more than ten (10) square feet in area (approximately 3.5 feet in diameter), may be placed anywhere in the defined side or rear yard subject to compliance with the perimeter yard width requirements applicable to the zone. The perimeter yard width requirements may be reduced with the written consent of the adjoining, or when separated by an alley, the adjacent property owner, or by completing the Design Development Option (DDO) process. Per UDC 6.4.5.C.1.b, where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet.

In this instance, the distance from the existing and proposed cisterns to the north lot line along Holmes Street is ten feet. Until a plot plan with dimensions from the cisterns to the north lot line is submitted, Zoning cannot determine the applicability of the DDO process. Further Zoning review comments may be forthcoming.
