This site is in the -1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) and is subject to use-specific standards 4.9.7.B.5-.9.

1. Per tentative plat S02-007, a grading plan separate from the building plan submittal is required. Contact Stephen Blood at Stephen.Blood@tucsonaz.gov for the requirements.

2. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof (UDC 6.4.4.A). Per tentative plat S02-007, maximum building height allowed is 24'. Ensure that building height does not exceed 24' as measured from design grade to the highest point of the building wall.

3. Sheet A-7 of the submitted plans show an above finish floor elevation of 26'. Sheet A-8 of the submitted plans show an above finish floor elevation of 24'. Clarify the maximum building height on all sheets.

Ensure proposed and existing contours, drainage flow patterns, cut/fill quantities, site ACS, and adequate spot grading is present. Add the following notes to the cover sheet:

Revegetation
All cut or fill slopes that are no steeper than three horizontal to one vertical and all utility trenches or septic leaching fields that are not located in parking or driveway areas shall be revegetated in compliance with the following standards:
(1) All plants used in revegetation shall be the same as the native vegetation on the site prior to grading or clearing or any adjacent site; and,
(2) Revegetation shall be accomplished with the following minimum standards for plants:
(a) Desert trees, a minimum of 15-gallon size with a minimum trunk diameter of two inches measured at the soil level, or large specimen cactus shall be placed at the same vegetation density found on the site prior to any clearing, grubbing, or grading; and,
(b) Seeds for trees, desert shrubs, and grasses shall be planted with a density adequate to control erosion and may use one of the following methods of planting: Raked into the soil with appropriate mulch materials; hydroseeding; anchored mulches; or established on jute, rolled straw, or similar material. Another method may be approved by PDSD.
(3) A temporary watering system shall be installed until the revegetation materials are established.
3. Slope Stabilization
All slopes steeper than a ratio of three horizontal to one vertical, with the exception of retaining walls, shall be stabilized with properly engineered stone riprapping or sculptured rock as follows:
a. Stone riprapping shall be hand-placed on the slope;
b. The stabilizing material used shall blend with the natural appearance of the site or lot and the surrounding terrain; and,
c. Vegetation retention and revegetation should be used in conjunction with riprapping.
C. Color All exposed exterior walls and roofs of structures, retaining walls, and accessory structures, except satellite dishes, shall be earth tone in color and shall blend with the predominant natural colors found on the lot or parcel. Satellite dishes may be black. White is not permitted.

10/04/2022 KEN VAN KARSEN BUILDING-RESIDENTIAL REVIEW Reqs Change 1. Label a double breaker space for future Photo Voltaic on the panel schedule opposite end from the main/supply side, T103.9.

2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. This requirement can be met with notation or with panel schedule marking "2". Either place the marking at each non GFCI 15 & 20 AMP breakers or remove the partical markings. Many odd circuit numbers are missing the marking on panel A.

3. Energy Certificate: (Mandatory) place near the indoor furnace, in a utility or laundry room, N1101.14. Add notation to plans.
