COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This shall in include:
a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements.
b. Zoning of adjacent parcels
c. All Utility lines
d. Property line distances
e. Setback distances


2.COMMENT: The setback along Stewart Av is 10ft per UDC section 6.4.5.C. “Within established areas , the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line , whichever is greater, up to a maximum of 90 feet. Where a lot abuts more than one street , the owner chooses which street lot line is the front lot line . From other than the front lot line , the street perimeter yard is ten feet.”
The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The proposed side street setback is 4’-6”. A Design Development Option (DDO) will need to be processed and approved to reduce the setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. 3.COMMENT: Clearly show everything on site. Based on current aerial photos there is a shed addition on the south portion of the property. Please provide permit documentation, if no permit documentation is available please provide the following information for the shed, (Square footage, height and setback dimensions. Additional comments may be forth coming.
