This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As height dimensions from design grade 6” has been added to the heights provided on the elevations to determine perimeter yard setbacks. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 12’-3” the required perimeter yard setback from the proposed garage to the east property line is 8’-2”, proposed setback is 1’-4” A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. Specify the type and spacing of all anchors, straps, connectors and clips as per IRC-R301. 2. Headers and beams must be specified and manufacturer’s installation requirements provided on sheets A-2 and A-3 to show Roof Framing Plans. 3. Revise plans with roof framing details to include framing members, lumber type, grade, size, span, dimensions, spacing, anchoring and attachment information as per 2018 IRC Section R802.3-802.5. 4. Uplift resistance to minimize microburst effects shall be determined by either method 1 or 2 below as per 2018 IRC Amend Section R802.11.1 Uplift resistance: 1) Design-based wind uplift criteria. Wind uplift requirements shall be determined by using the design wind value of 115 mph within Table R802.11 for the continuous load path transmitting the uplift forces from the rafter or truss ties to the foundation. 2) Prescriptive-based wind uplift criteria. (Please note that the requirements of this Section are in addition to those required for the structural connection of wood members). 2.1 Conventionally-framed wood or cold-formed steel structures. All bearing wall vertical connections shall be clipped with either approved structural sheathing or approved clips to provide a continuous load path from the joist or truss through the ledger or top plate to the bottom wall plate. Where clips are used, they shall be minimum Simpson H2.5 (A34 at ledger), or equivalent load capacity, of configuration to match connection and spaced at intervals not to exceed 24". At openings, lower cripple studs do not require clipping but king/trimmer studs require double clips at bottom and upper cripples require both full clipping to header as well as header to king stud. All platform framing requires either strapping listed for the purpose or continuous sheathing over rim joist from stud to stud vertically at each floor level. All non-bearing exterior walls shall be clipped as above except that the spacing may be extended not to exceed every other stud. 2.2. Masonry or concrete structures. If lateral design requires larger anchors or more conservative spacing, these may be used in lieu of those called out in this Section. 2.2.1. Roof bearing on wall top plate. Top plates shall be secured to masonry or concrete walls with minimum 0.5" embedded anchor boltsspaced at intervals not to exceed 48". Each joist or truss shall be clipped to plate at bearing with minimum Simpson H2.5 or equivalent loadcapacity and of configuration to match connection. Gable end joists or trusses shall also be clipped at intervals not to exceed 48". 2.2.2. Roof bearing on wall ledger. Joists or trusses bearing on a wall ledger shall be secured to masonry or concrete walls with minimum Simpson PAI23 purlin anchors or equal with equivalent load capacity listed for the application and embedded into wall per listing at intervals not to exceed 48”. Nonbearing roof diaphragm edges shall have the outermost joist or truss likewise anchored to the wall through blocking. 5. Provide documentation and details of the non-engineered site-built roofs not specified on sheets A-1 and A-2 Framing Plans as per IRC-Chapts. 4-9. 6. Provide documentation and details of the Concrete, Materials for Concrete, and Forms. Materials used in concrete, the concrete itself and forms shall conform to requirements of this section or ACI 318 as per IRC-R404.1.3.3 Concrete, Materials for Concrete, and Forms. 7. Provide documentation and details of the Steel Reinforcement. Steel reinforcement shall comply with the requirements of ASTM A615, A706, or A996. ASTM A996 bars produced from rail steel shall be Type R. In buildings assigned to Seismic Design Category A, B or C, the minimum yield strength of reinforcing steel shall be 40,000 psi (Grade 40) (276 MPa). In buildings assigned to Seismic Design Category D0, D1 or D2, reinforcing steel shall comply with the requirements of ASTM A706 for low-alloy steel with a minimum yield strength of 60,000 psi (Grade 60) (414 MPa) as per IRC-R404.1.3.3.7.1. 8. Provide documentation and details of the footings & foundation plan for the addition as per IRC-R106. 9. Where quantifiable data created by accepted soil science methodologies indicate expansive soils, compressible soils, shifting soils or other questionable soil characteristics are likely to be present, the building official shall determine whether to require a soil test to determine the soil's characteristics at a particular location. This test shall be done by an approved agency using an approved method as per IRC- R401.4. 14. Provide documentation and details of the required Geotechnical Evaluation. In lieu of a complete geotechnical evaluation the load-bearing values in Table R401.4.1 shall be assumed. A complete geotechnical evaluation is required for presumptive load-bearing values greater than 1500 pounds per square foot as per R401.4.1. 15. Provide documentation and details of the required structural beams & headers throughout plan on sheets A-2 and A-3 as per IRC-R106.1. 16. Provide documentation and details of the concrete slab-on-ground floors on sheets A-2 and A-3 as well as the Foundation Plan & Details to be designed and constructed in accordance with the provisions of this section or ACI 332. Floors shall be a minimum 3 1/2 inches thick (for expansive soils, see Section R403.1.8). The specified compressive strength of concrete shall be as set forth in Section R402.2 as per IRC-R506.1. 17. Designate the locations, capacity and fuel type (electric or gas) of the heating and air conditioning equipment on sheet A-3. The dwelling must be provided with heating and cooling capable of maintaining a room temperature established by City of Tucson at a point 3 feet above the floor, and 2 feet from exterior walls (IRC R303.9 as amended). 3. Identify location(s) of programmable thermostat(s) on sheet A-3 and provide specifications to show compliance as per (IRC N1103.1.1, IECC R403.1.1). 4. Condensate waste and drain line size shall be not less than 3/4-inch nominal diameter from the drain pan connection to the place of condensate disposal if the heating and cooling equipment is provided. 10. Provide documentation and details of the required Drain Line Maintenance if the heating and cooling equipment is provided as per IRC M1411.3.3. Condensate drain lines shall be configured to permit the clearing of blockages and performance of maintenance without requiring the drain line to be cut. 11. Provide documentation and details of the required Locking Access Port Caps if the heating and cooling equipment is provided as per IRC M1411.8. Refrigerant circuit access ports located outdoors shall be fitted with locking-type tamper resistant caps or shall be otherwise secured to prevent unauthorized access. 12. Provide documentation and details of the Dryer Exhaust Ducts as per IRC M1502.4. Dryer exhaust ducts shall conform to the requirements of Sections M1502.4.1 through M1502.4.7. 13. Provide documentation and details of the Material and Size as per IRC M1502.4.1. Exhaust ducts shall have a smooth interior finish and be constructed of metal having a minimum thickness of 0.0157 inches (No. 28 gage). The duct shall be 4 inches nominal in diameter. 14. Provide documentation and details of the Duct Installation as per IRC M1502.4.2. Exhaust ducts shall be supported at intervals not to exceed 4 feet and shall be secured in place. The insert end of the duct shall extend into the adjoining duct or fitting in the direction of airflow. Exhaust duct joints shall be sealed in accordance with Section M1601.4.1 and shall be mechanically fastened. Ducts shall not be joined with screws or similar fasteners that protrude more than 1/8 inch into the inside of the duct. 15. Provide documentation and details of the Transition Duct as per IRC M1502.4.3. Transition ducts used to connect the dryer to the exhaust duct system shall be a single length that is listed and labeled in accordance with UL 2158A. Transition ducts shall be not greater than 8 feet in length. Transition ducts shall not be concealed within construction. 16. Provide documentation and details of the Dryer Exhaust Duct Power Ventilators as per IRC M1502.4.4. Domestic dryer exhaust duct power ventilators shall conform to UL 705 for use in dryer exhaust duct systems. The dryer exhaust duct power ventilator shall be installed in accordance with the manufacturer's instructions. 17. Provide documentation and details of the Duct Length as per IRC M1502.4.5. The maximum allowable exhaust duct length shall be determined by one of the methods specified in Sections M1502.4.5.1 through M1502.4.5.3 18. Provide documentation and details of the Specified Length as per IRC M1502.4.5.1. The maximum length of the exhaust duct shall be 35 feet from the connection to the transition duct from the dryer to the outlet terminal. Where fittings are used, the maximum length of the exhaust duct shall be reduced in accordance with Table M1502.4.5.1. The maximum length of the exhaust duct does not include the transition duct. 19. Provide documentation and details of the Manufacturer's Instructions as per IRC M1502.4.5.2. The size and maximum length of the exhaust duct shall be determined by the dryer manufacturer's installation instructions. The code official shall be provided with a copy of the installation instructions for the make and model of the dryer at the concealment inspection. In the absence of fitting equivalent length calculations from clothes dryer manufacturer, Table M1502.4.5.1 shall be used. 20. Provide gas riser diagram with pipe sizes, method of sizing and BTU’s of all appliances if gas heating and cooling or gas stacked washer/dryer is provided (IRC G2413). 21. Provide note of required gas Piping Support if gas heating and cooling or gas stacked washer/dryer is provided (IRC G2418). 22. Panel schedules shall be provided and incorporated onto the plan on sheet A-1 as per IRC-E3706. 3. Note the type and amperage of the panel and the grounding conductor on sheet A-1, shall be a minimum of 20 feet of #4 bare copper wire embedded in the concrete footing as per IRC-Ch. 37. 4. The cavity of the common wall shall not contain plumbing or mechanical equipment, ducts or vents. The wall shall be rated for fire exposure from both sides and shall extend to and be tight against exterior walls and the underside of the roof sheathing. Provide documentation and details of the required Water conservation & Connections to Drainage System on sheet A-1. Plumbing fixtures, drains, appurtenances and appliances used to receive or discharge liquid wastes or sewage shall be directly connected to the sanitary drainage system of the building or premises, in accordance with the requirements of this code. This section shall not be construed to prevent indirect waste connections where required by the code.All new residential dwelling units shall include piping to allow separate discharge of graywater for direct irrigation in accordance with Table 2601.2. When feasible, all gray water discharge piping shall be installed to allow for gravity distribution as per City of Tucson Amendments to the 2018 IRC. 2. Provide documentation and details of all gray water systems shall be designed and operated on sheet A-1 according to the provisions of the applicable permit authorized by ADEQ under the Arizona Administrative Code, Title 18, Chapter 9 as per Section P2601.2.1 Gray water piping & City of Tucson Amendments to the 2018 IRC. 3. Provide documentation and details of Subsoil drains conforming to Table P3302.1 & min. 4 inches in diameter on sheet A1. Where the building is subject to backwater, the subsoil drain shall be protected by an accessibly located backwater valve. Subsoil drains shall discharge to a trapped area drain, sump, dry well or approved location above ground. The subsoil sump shall not be required to have either a gas-tight cover or a vent. The sump and pumping system shall comply with Section P3303 as per IRC-P3302.1 Subsoil Drains. 4. Provide documentation and details of the required Drainage non sheet A-1. All drainage shall conform to the requirements of Chapter 32A of the Phoenix City Code as per R401.3. a. All drainage facilities shall comply with the City of Phoenix Stormwater Policies and Standards Manual. b. Geotechnical reports certifying the compaction or acceptability of all fills shall be required except as exempted by Section 32A-15.C. c. Erosion prevention. Adequate provision shall be made to prevent surface waters from damaging the face of an excavation or fill. All slopes shall be protected from surface water runoff from above by berms, swales, walls, stabilized slope treatment, or other protection as approved by the Planning and Development Director. 5. Provide documentation and details on sheet A-1 of the required Identification of each length of gas pipe and tubing and each pipe fitting, utilized in a fuel gas system, shall bear the identification of the manufacturer as per IRC-G2412.5. 6. Shutoff valves shall be located in places so as to provide access for operation and shall be installed so as to be protected from damage as per IRCG2420. 7. Each house line shutoff valve shall be plainly marked with an identification tag attached by the installer so that the piping systems supplied by such valves are readily identified as per IRC-G2420.5.3. 8. Provide documentation and details of the required appliance gas Shutoff Valves on sheet A-1 located Within Same Room as the appliance. The shutoff valve shall be within 6 feet of the appliance, and shall be installed upstream of the union, connector or quick disconnect device it serves as per IRC-G2420.5.3. 9. Provide documentation and details of the required Interval of Support of gas Piping on sheet A-1 not exceeding the spacing specified in Table 415.1. Spacing of supports for CSST shall be in accordance with the CSST manufacturer's instructions as per IRC-G2418. 10. Provide documentation and details of the Venting Systems on sheet A-1 required for all gas appliances by detailed drawings specifying but not limited to size, installation, supports, clearances, fireblocking, cleanouts, listing/ labeling, roof penetration, termination, minimum height & marking as per IRC-Chapt. 24. 11. Provide documentation and details of the specific gas appliances on sheet A-1 identified herein to meet the requirements for the approval, design, installation, construction, alteration maintenance, and repair of the appliances and equipment specifically noted as per Chapter 24 of IRC. 12. Provide documentation and details of the gas Piping systems on sheet A-1 shall be of such size and so installed as to provide a supply of gas sufficient to meet the maximum demand and supply gas to each appliance inlet at not less than the minimum supply pressure required by the appliance as per Section G2413 (402) Pipe Sizing. 13. Provide documentation and details of the Design and Construction of the venting of Appliances on sheet A-1 required gas to be vented shall be connected to a venting system designed and installed in accordance with the provisions of Sections G2427.4 through G2427.16 as per IRC-G2427.3.2 (503.3.2). 14. Provide documentation and drawings of the required Water Hammer arrestor on sheet A-1. A water-hammer arrestor shall be installed where quick-closing valves are utilized. Water-hammer arrestors shall conform to ASSE 1010 as per IRC2903.5. 15. Provide documentation and drawings of the required Waste Connection for the washing machine in the new Pantry shown on sheet A-1. The discharge from a clothes washing machine shall be through an air break as per IRC-P2718.1. 16. Provide documentation and drawings of the required Standpipes on sheet A-1. Standpipes shall extend not less than 18 inches and not greater than 42 inches above the trap weir as per IRC-P2706.1.2. 17. Provide documentation and drawings of the required Laundry Tray Connection to Standpipe on sheet A-1. Where a laundry tray waste line connects into a standpipe for an automatic clothes washer drain, the standpipe shall extend not less than 30 inches above the standpipe trap weir and shall extend above the flood level rim of the laundry tray. The outlet of the laundry tray shall not be greater than 30 inches horizontally from the standpipe trap as per IRC-P2706.1.2.1. 18. Provide sanitary waste riser diagram on sheet A-1 for the drainage, waste and vents as per IRC R106. 19. Provide cleanouts for entire drainage, waste & vent system on sheet A-1 as per IRC-R106. 20. Provide documentation and drawings of the Floor drain adjacent to new outside shower on sheet A-1. Provide waste outlets not less than 2 inches in diameter and a removable strainer with cleanable drain. Access shall be provided to the drain inlet on sheet A-1 as per IRC-P2719.1. 21. Provide required inspections as per City of Tucson Development Services Department.
