This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. GENERAL COMMENTS: 1. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. 2. Show a street address for each dwelling on the site plan, R319. PLANS: 1. Show a maximum ½” floor elevation changes at a notated accessible route entrance on the floor plan, R106.1.1. Include the threshold condition at the vehicle doorway or an exterior hinged door when the garage is used for the accessible route. 2. Notate a cool (white) roof finish as required by the ADU provisions. 3. Provide a complete carport roof framing plan with beams and rafters sized with appropriate prescriptive load carrying capacity with fastener types, R301.1 or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3. 4. Show beam and rafter sizes at Detail #6/3. Show fastener type and size at detail #4/3. A special inspection request is required with the permit application for field welding, R109.2. SECTIONS - DETAILS: 1. Show one-hour fire-resistive framed construction separating dwellings in compliance with IBC Table 721.1(2). 2. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation or need for providing air-impermeable rigid insulation at the existing carport roof altering to dwelling space, R806. 3. Show an unvented roof assembly with all insulation at the roof including an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total R-38 insulation requirement, R806.5. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe bypassing the existing dwelling and the water meter size. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A one bedroom dwelling under 1501 SF requires a 30 CFM continuous setting. ELECTRICAL PLANS: 1. Update the Riser Diagram showing a panel for each dwelling, NEC 225.30 and E3403. 2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12. Show these circuit numbers on the panel schedule. 3. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, E3901.4.1. Show a receptacle between the sink and range. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans. These comments are still applicable. 1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This shall in include: a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage includes the area of a lot covered by buildings, outdoor storage areas, and vehicular use areas (both improved and unimproved). Include the driveway as depicted within the lot coverage calculation.) b. Zoning of adjacent parcels c. Setback dimension to the structure on the west side. d. Property line distances ( the property line on the north east side is incorrect.) 2.COMMENT Per UDC Article 6.6.3.C Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The proposed detached carport structure is not allowed in the front yard as shown on the plan. Either you will need to attach it to the main dwelling with a 5’ wide patio type structure which can support a 20 lb live load or a Board of Adjustment for Variance is required.
