Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-1 zone (UDC 4.7.8). A RCP Subdivision is a permitted use in this zone.

1. Per the Wilmot Vista II Lots 1 – 145 and Blocks 1 – 6 final plat found at https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=49018, there is a 40’-0 building setback that encroaches into this property 20’-0”, along the east property line. Clearly show this easement on the plan. Based on the 11’-6” setback shown on the plot plan a Design Development Option (DDO) will need to be submitted and approved to reduce the required setback,

A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. 3. Per the Wilmot Vista II Lots 1 – 145 and Blocks 1 – 6 there is a 1’-0” no access easement that runs along the east property line. Clearly show this easement on the plan.

4. Based on aerial photos there is some type of shade structure located along the east property line. Show this structure on the plan and provide approved compliance review documents from the plan. As it appears this structure will encroach into the 40’ setback mentioned above a DDO may be required.

5. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’ etc.
