Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.
a. The lot dimensions are not correct, review the Assessor’s Record Map found at: https://www.asr.pima.gov/ParcelData/Map/Arm/MP04/04005_01.PDF, and provide the correct lot dimensions.
b. Provide a dimension from the center line of Seneca to the face of curb and from the face of curb to the south property line. The distance from center line to the curb should be 18’-0” and from the curb to property line should be 12’-0”.
c. The provided the legal description is not correct and should be, “PALO VERDE NO 2 AMENDED S132' E122' W192' LOT 7 BLK 1”.
d. Indicated the zoning for this parcel and all adjacent parcels on the plot plan.
e. The plot plan shall show all existing and proposed structures along with all applicable perimeter yard setbacks.
f. The ‘Front & Back” Setbacks listed, “15’-0” is not correct. The front street perimeter yard setback is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall (UDC 6.4.5.C.1.a), and the rear is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
g. Provide a lot coverage calculation on the plan that meets the requirements of Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.

2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide a wall height dimension on the north elevation from design grade to where the wall meets the eave at the peak of the roof so that perimeter yard setbacks can be verified.

3. Per UDC Article 6.6.3.C Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The proposed detached carport, as shown on the plan will require a Board of Adjustment for Variance. An option to avoid the Variance process is to provide a 5’-0” wide roofed structure that can support a 20 lb. live load, a fire person walking across the roof, that connects the carport to the main dwelling. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. 4. Zoning was not able to find approved permit documents for the guest house. Provide approved permit documents that approved the “Existing Guesthouse Layout” as shown on the “SITE PLAN (Existing), if you are not able to provide approved permit documents impact fees of $2748.00 will apply.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

Each dwelling unit with kitchen requires a separate Pima County assigned street address, R319. Notate each dwelling address on the site plan (or remove cooking appliances).

GENERAL COMMENTS (for dwelling with kitchen):

1. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.

SITE PLAN:

1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement.
2. Show a street address for each dwelling on the site plan, R319.

PLANS:

1. Show a maximum ½” floor elevation changes at a notated accessible route entrance on the floor plan, R106.1.1. Include the threshold condition at the vehicle doorway or an exterior hinged door when the garage is used for the accessible route.
2. Notate a cool (white) roof finish as required by the ADU provisions.

SECTIONS - DETAILS:

1. Show a cross-section detail for the new exterior wall, R106.1.1. Show the minimum 12” footing depth below the undisturbed ground surface with 12” minimum width for wood framed walls with minimum of one #4 rebar in the proposed continuous footing, R403.1.
2. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation or need for providing air-impermeable rigid insulation at the roof, R806.
3. Show an unvented roof assembly with all insulation at the roof including an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total insulation requirement, R806.5 or show the attic vent opening size using 1 to 150 of attic area with insulation at the ceiling in compliance with R806.2.

PLUMBING PLANS:

1. Provide a complete plumbing plan with 2018 IRC compliance.

MECHANICAL PLANS:

1. Provide a complete mechanical plan with 2018 IRC compliance.

ELECTRICAL PLANS:

1. Provide a complete electrical plan with 2018 IRC compliance.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
