MECHANICAL REVIEW COMMENTS:
Denied
1. Provide an ACCA compliant Manual J for the sizing of the mechanical equipment (such as Elite or other approved heating and cooling calculation methodologies) for the new unit. 2018 IECC R403.7.
2. Note that a thermostat will be provided for the primary heating and cooling system capable of controlling the on a daily schedule in accordance with the 2018 International Energy Conservation Code R403.1.
3. Note that all exhaust fans will be terminated to the exterior
4. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1.


ELECTRICAL REVIEW COMMENTS
Denied
1. The electrical panel does not appear to have enough breaker space to accommodate the new circuits required even though it meets the demand for the 60 amp. Clarify how the extra circuits for the kitchen and exterior outlets/ lights will be accommodated in the existing panel.
2. Indicate the location of an existing exterior outlet at the front and rear of the house or indicate new one will be provided. 2017 NEC 210.52.
3. Indicate the location of an existing exterior light at the existing doors or indicate a new one will be provided. 2017 NEC 210.70.
4. Provide a minimum of two small appliance branch circuits to the new countertop area. 2017 NEC 210.52 (C).
5. Clarify the spacing of the outlets in the kitchen countertops. Outlet are required so that no point along the countertop will be more than 24” to an outlet. 2017 NEC 210.52(A). Outlets shall be placed not more than 12” below the countertop or work surface and not be located where the countertop extends more than 6” beyond the support base. 2017 NEC 210.52(C)(3).
6. Clarify the outlet spacing for the area to the left of the rear doors and the front wall. It appears that the spacing exceeds the maximum distance and the outlets may need to be adjusted. 2017 NEC 210.52(A)(1).
7. Note that the new can lighting installed in the existing ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66
8. Update the electrical note on the drawings. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1


PLUMBING REVIEW COMMENTS:

1. Provide an enlarged bathroom plan or interior dimensions that indicate the minimum sizes and clearances for the shower, toilet and sink on the drawings. 2018 IRC figure R307.1.
2. Note on the drawings the type of materials for the new water lines and waste piping.
3. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
4. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are required to be 1.6 gallons per flush or less, showerheads and all faucets to not exceed 2.5 gallons a minute. Ordinance 7178.
5. Indicate on the drawings that all showers will be pressure balanced and be supplied with an anti- scald mixing device.
6. Indicate all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4.
