This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. Based on aerial photos there is some type of shade structure located near the northwest corner of the existing SFR. Zoning was not able to find approved permit documents for this structure. Either provide approved permit documents for this structure or include it in this permit. If included in this permit it appears that there will be at least 2 issues: 1) UDC Article 6.6.3.C Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, 2) Perimeter yard setbacks, minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 2. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Provide drawings from a State of Arizona Licensed Architect or Structural Engineer for the storage container and its support foundation. The Architect or Structural Engineer is to evaluate, provide calculations including the designed modifications to the container, and provide a report (stamped and wet sealed) indicating the structure meets the minimum requirements of the 2018 International Residential Code. 2018 IRC R104.11. The report is to be specific to the container to be used for the project and not a “typical container”. The structural integrity of containers can vary greatly depending on their age, dents, distortions, or rust. BUILDING REVIEW COMMENTS: Denied 1. This review is for an existing Conex storage container that is to be modified for sleeping quarters as an accessory structure to the existing house. 2. Indicate on the drawings that all work will be done in accordance with the adopted codes of the City of Tucson/ Pima county. 3. Provide a natural light and vent schedule for the structure that is in compliance with the 2018 IRC R303.1. 4. Provide overall dimensions for the new structure on the floor plan and indicate the overall gross square footage of the structure. 5. Clarify the “built-in” cabinet that is noted in the new bedroom and provide details for its overall size. The bedroom must have an overall floor area of not less than 70 sf, it is not known if the built-in will reduce the floor area below this required minimum. 2018 IRC R304.1. 6. Provide additional detail for the optional insulation on the roof detail sheet A3.0. Indicate how the insulation and the required barriers will be bridged over the existing Conex roof to form a continuous uninterrupted thermal envelope in accordance with the IECC. 7. Clarify the area where the existing Conex door is located adjacent to the new bathroom wall. The elevations appear to show the doors remaining and in an open position. The South Elevation appears to show a section through the structure and not an elevation. Please clarify the elevations. MECHANICAL REVIEW COMMENTS: Conditionally Approved 1. A thermostat is required for the primary heating and cooling system capable of controlling the on a daily schedule in accordance with the 2018 International Energy Conservation Code R403.1. ELECTRICAL REVIEW COMMENTS Denied 1. Clarify the size of the existing house electrical service. The site plan and service line drawing indicate a 200 amp existing however the panel schedule indicates a 100 amp. Clarify if the existing service will need to be upgraded due to the new loads. 2. Indicate the outlet location for the under the cabinet refrigerator on the plans and indicate which outlets are at counter height. Outlets are required so that no point along the countertop will be more than 24” to an outlet. 2017 NEC 210.52(A). 3. Indicate the overall width and depth of the counter peninsula on the plans, it appears that an outlet will be required at the end of the countertop. The general electrical note 21 indicates the code and requirement however it is not shown on the plans. 4. Indicate the circuits for the required two small appliances for the kitchen countertop on the panel schedule. General electrical note 5 indicates the requirement however it is not reflected in the panel schedule. 5. Indicate the electrical load of the water heater on the panel schedule. Re do the load calculations as needed for the additional circuits. Show the location of the water heater on the plans. 6. Note on the drawings that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. PLUMBING REVIEW COMMENTS: Denied 1. The plumbing plan indicates the existing 5/8 water meter will be replaced with a new 1” meter and 1” copper water service. Note on the site plan that the water service is to be upgraded and provided details or note on the drawings that this is not included with this submittal. Confirm with the Tucson Water Department for specific requirements. 2. Indicate the location of the new water heater on the plans. 3. Note on the drawings that shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 2018 IRC P2708.4. 4. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
