BUILDING REVIEW COMMENTS:

1. Verify the building evaluation cost for the project and include all work to be done such as the new steam shower, windows and upgraded finishes and fixtures.
2. Indicate the approximate square foot of the bathrooms on the drawings or provide overall dimensions for the rooms.
3. Clarify if new wall and ceiling insulation will be provided where the exterior wall finishes are removed. If new insulation is to be installed, indicate a minimum of R13 in the exterior wall and R30 in the ceiling. 2018 IECC Table R402.1.2.
4. Indicate that the new windows will have a minimum U factor of .40 with a SHGC of .25 or better. 2018 IECC Table R402.1.2.
5. Provide a detail for the installation of the new window and new glass block infill. Include flashing, framing modifications and any pertinent notes for the work.
6. Provide notes for the construction framing for the new wall in bathroom 1 (such as 2x4 wood stud 16” o.c. with GWB or backer board).

ELECTRICAL REVIEW COMMENTS

1. Clarify if additional work will be done in other rooms other than the bathrooms as indicated. The electrical notes indicate the rewiring of all security and speaker systems. If not, please remove these notes from the plans.
2. Clarify if the 400-amp service is existing or new. The electrical note 4 indicates a new underground service. If this is to be a new upgrade, provide line diagram of the new service and the required grounding.
3. Indicate the location of the existing GFCI outlets for the vanity in bathroom 1 on the plans. Indicate a receptacle within 3 feet of the outside edge of the sink or provide a new one. 2017 NEC 210.52 (D).
4. Note that the new can lighting installed in the existing ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66
5. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1.
6. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.
7. Note on the drawings that smoke detectors will be installed in the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
8. Note on the drawings that carbon monoxide detectors will be installed in the existing house if required. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.


PLUMBING REVIEW COMMENTS:
Denied
1. Provide the manufactures information on the new steam unit to be installed including the UL or other approved agencies testing approval and the total electrical load for the branch circuit.
2. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
3. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are noted in the plumbing schedule at 1.6 gallons per flush or less, however add notes for the showerheads and all faucets to not exceed 2.5 gallons a minute. Ordinance 7178.
4. Indicate on the drawings that all showers will be pressure balanced and be supplied with an anti- scald mixing device.
5. Indicate if the new fixtures will be tied to an existing water heater or if a new water heater will be provided.
6. Indicate all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4
