This shall in include: a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. b. Zoning of adjacent parcels c. All Utility lines d. Property line distances e. Setback dimensions In the link provided below is the last approved site plan https://www.tucsonaz.gov/pro/pdsd/permitdetail/T19CM09271/118200690 2.COMMENT: The setbacks are not notated on the plans without the setback it is unclear if the structure will be meeting the required setbacks. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 8’-6” the required perimeter yard setback from the proposed structure to the west and north property line is 6’0”. If you are unable to meet the required setbacks a Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
