STRUCTURAL REVIEW COMMENTS:

1. The roof farming plan does not indicate that spacing of the roof rafters. Provide this spacing.
2. No ceiling framing plan provided. Provide ceiling framing plan.
3. The current design contains structural elements exceeding the limits of R301, which require the design to be provided by a professional engineer using accepted engineering practice. It is necessary to provide the structural design to ensure compliance. Please provide the engineered design to support the current submittal showing details, illustrations and structural connections on the plans.


BUILDING REVIEW COMMENTS:

1. It appears that the master bathroom does not meet the minimum sizing requirements. Provide evidence of compliance with Section R307 and figure R307.1.
2. Ensure all new bedroom windows meet the minimum requirements of Section R310.
3. The plans area not stamped and sealed by a registered design professional. Provide signed and stamped sealed drawings.
4. Sheet A1.0: A note states to reference a shear all schedule. Provide all shear wall schedules and necessary calculations.
5. Please review code section N 1101.2 and choose which method of energy conservation/efficiency you will use for this structure. The two methods are the IECC or Chapter 11 of the 2018 IRC. If you choose the IECC option, then proceed to comment (A). If you choose to use Chapter 11 of the IRC proceed to comment (B). (A) If you have chosen to use the 2009 IECC to demonstrate energy conservation, then you must choose between the (1) prescriptive method, or (2) the UA alternative method – ResCheck If you choose the IECC prescriptive method, then itemize each section and sub section from 401 to 404 and identify how your design is in compliance. 4. Note on the drawings that the new ductwork will be insulated to a minimum of R8 if not installed within conditioned space. 2018 IECC R403.3


ELECTRICAL REVIEW COMMENTS

1. Note on the drawings that smoke detectors and carbon monoxide detectors will be installed in the existing dwelling, not just the new bedroom. The location of these detectors will be verified during inspection. 2018 IRC R314.2.
2. Note on the drawings that all smoke detectors shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
3. Note on the drawings that the smoke alarm devices will receive their primary power from the building wiring with a battery backup. 2018 IRC R314.4.6.
4. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.


PLUMBING REVIEW COMMENTS:

1. Clarify if the existing water service and water meter is of sufficient size to accept the new plumbing load.
2. Note on the drawings that all plumbing fixtures shall be low flow type. Toilets are required to be low flush using 1.6 gallons per flush or less, while showerheads and faucets must not exceed 2.5 gallons a minute. Ordinance 7178.
3. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
4. Provide a plumbing fixture schedule along with all load calculations.
