This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan requirements and provide a correct calculation. Lot coverage includes any vehicle use area whether improved or unimproved.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to:
a. The plot plan shall be drawing at an engineering scale, i.e. 1” =10’, 1” =20’ etc.
b. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan requirements and provide a correct calculation. Lot coverage includes any vehicle use area whether improved or unimproved.
c. Show all adjacent parcel zoning on the plan.


2. The “PROJECT” listed on the plot plan states” TURN EXISTING ARAGE INTO A RECREATION ROOM, but the description on the submitted application states “Put a bathroom on the lower level of the Wash residence”, clarify what is proposed.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on page #1.

The plans appear to add square footage to a basement. Remove the “Project: turn existing garage into a recreation room” notation from page #1 or provide plans showing 2018 IRC compliance for habitual space.

SECTIONS - DETAILS:

1. Provide a complete cross-section detail from foundation to roof assembly for each type of proposed exterior wall, R106.1.1. Identify the block type, rebar placement and moisture control.

PLUMBING PLANS:

1. Place the plumbing notation page #3 with the plumbing plans page #2.

ELECTRICAL PLANS:

1. Update the panel schedule showing appropriate ampacity for sizing 15, 20 & 30 AMP branch circuit conductors and protection ratings, Table E3705.5.3.
2. Show the Bathroom Lav receptacle with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.
3. Show a 20 AMP branch circuit number at the bar sink, E3404.12.
4. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
