This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10 The “(E) RAMADA” & “(E) STRG” shown on the plot plan appear sometime after 2014. Zoning was not able to fine approve compliance reviews for these structures. As long as there are no utilities to these structures based on the provided square footage no building permit is required but Zoning Compliance review is required. The following comments apply: Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. As wall heights were not provided Zoning is assuming that the wall heights do not exceed 9’-0” and therefore the required perimeter yard setbacks to the north, east & west property line is 6’-0”. As the required 6’-0” setback is not met for the north, east & west property line at a minimum a neighbor setback waiver must be secured. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are not able to secure the setback waiver from the adjacent property owners a Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Provide details for both the new CMU walls and the new footing indicating how it is to be tied to the existing structure. 2. Note on the drawing that the minimum structural designed wind speed of the addition is to be 115 mph per 3 second gust and the seismic category is B. 3. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11. BUILDING REVIEW COMMENTS: Denied 1. Indicate on the drawings that all work will be done in accordance with the adopted codes of the City of Tucson/ Pima county. 2. Indicate if there are any existing windows or doors in the existing wall that will be covered for the new addition. Clarify if the door shown is existing or new. 3. Clarify if there will be any remodel or changes to the existing kitchen and dining area for this addition. Indicate any remodeling (other then just capping of piping) for the existing laundry area. 4. Indicate the depth of the new exterior stoop on plans outside of new door. A minimum of 36” is required. Clarify if there will be steps required to grade, the elevations appear to show two risers. Indicate that the risers shall not exceed 7 ¾”. 2018 IRC R311.7.5. 5. Add interior finishes such as gypsum board to the note to the floor plan note 2 and add the framing and finishes to the wall section 1sheet 3. 6. Clarify if there are to be any exterior finishes or coating on the new CMU walls such as paint to match. MECHANICAL REVIEW COMMENTS: Approved ELECTRICAL REVIEW COMMENTS Denied 1. Indicate all exterior lighting will be installed in accordance with the PIMA County regulations. Provide notes for the required fixture shading and light requirements for this project. 2. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 3. Indicate the location of an existing exterior outlet at the rear of the house or indicate new one will be provided. 2017 NEC 210.52. Note that any new exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8. 4. Note on the drawings that smoke detectors will be installed in the existing house, not just the new addition. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. (indicate if the house will meet the exception for battery operated detectors). 5. Note on the drawings that carbon monoxide detectors will be installed in the existing house, not just the new addition. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined. PLUMBING REVIEW COMMENTS: Denied 1. Clarify if the fixture shown to the left of the washing machine is a new laundry sink. 2. Note on the drawings any plumbing work such as capping off or removal of piping from the area where the washing machine is being relocated from. 3. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 4. Note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized. 2018 IPC 604.9.
