This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, a. The plot plan shall be drawing at an engineering scale, 1” = 10’, 1” = 20’ etc. b. Provide parcel dimensions on the plot plan. c. Provide the zoning for this parcel and all adjacent parcels on the plot plan. The Zoning should be listed as R-1. d. Provide a lot coverage calculation on the plans. e. Show all utility lines on the plot plan. f. Provide a dimension from the centerline of Calle Cascada. to the street side of curb and from the street side of curb to the property line. The dimension from centerline to curb is 19’-0” and from curb to property line is 11’-0”, reference paving plan I-71-030 found at: https://www.tucsonaz.gov/apps/maps-and-records/construction-plans/details/I-71-030. 2. Show all structures on the plot plan along with perimeter yard setbacks, this shall include any sheds, shade sails, etc. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. 3. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). If the proposed garage extension does not meet the require front street perimeter yard setback a Board of Adjustment for Variance will be required to reduce the front street perimeter yard setback. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf.
