This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf,
a. The plot plan shall be drawing at an engineering scale, 1” = 10’, 1” = 20’ etc.
b. The parcel shall match the shape of the parcel shown on the Valencia Reservice final plat found at; https://gis.pima.gov/maps/subdiv/select.cfm?bkpg=58059&seqnum=.
c. Provide the legal description “VALENCIA RESERVE LOT 289” on the plot plan.
d. Provide the zoning for this parcel and all adjacent parcels on the plot plan. The Zoning should be listed as R-2.

2. Clearly show the proposed work area on the plot plan.

3. Provide the drawing set as a single multi-page pdf file.
