COMMENT: The site is zoned R-2 and the proposed use is single family residential which is a permitted use subject to use specific standards 4.9.7.B.5-.9. 02. COMMENT: Include the structure on the northwest corner of the property. The structure appears in the aerial image in 2008 and the City of Tucson has no record of this structure being permitted. Either provide documentation that this structure was permitted or include the relevant information for review with this application. 03. COMMENT: The proposed addition is not meeting the minimum front yard setback requirement to the south along Pinal Vista. The minimum setback requirement is the greater of 20 feet or one and one-half the height of the proposed wall, measured from the street property line. The height of the proposed patio "wall" (post) is 10'5" therefore the required front yard setback is 20' from the property line. A separate application, the Design Development Option (DDO), may be used to reduce the front yard setback to the proposed 9' setback provided on the site plan. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. STRUCTURAL PLANS: 1. Provide Arizona engineer’s calculations, data and sealed plans for the alteration of the existing load bearing wall on stem foundation, R106.1. Provide complete roof and floor framing plans. Show size and fastening of all framing members, trusses, joists, rafters, beams, glue-lams, headers, ledgers and blocking, R301.1. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.2. Provide notation if the smoke alarms are existing or proposed. 2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
