This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Per UDC Article 6.6.3.D Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure. The proposed Detached Two-Story Garage w/Sleeping Quarters is considered a detached accessory structure. Building height measurement is based on UDC Article 6.6.4.A Measurement of Building Height is the vertical distance measured from the design grade elevation to the highest point of a flat roof. As dimensions from design grade to highest point of the flat roof were not provided Zoning has added 6” to the height shown on the building section to determine the proposed height of the building, 22’-10”. A Board of Adjustment for Variance will be required to approve the building height as shown on the plan. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillab.pdf. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As dimensions from design grade to the top of wall were not provided Zoning has added 6” to the height shown on the building elevations to determine require perimeter yard setbacks.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
2. Based on a wall height of 23’-6” the required perimeter yard setbacks from the proposed two-story garage/sleeping quarters to the north and west property line is 15’-8”, proposed setback to the north property line is 3’-0” and to the west property line is 1’-0”. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
