Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
GENERAL REQUIREMENTS:
The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

SITE PLAN:
1. Indicate the location of buildings and any utilities supporting or effecting the proposed structure.

FOUNDATION PLAN:
1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1. Show the minimum 12” reinforced footing depth below the undisturbed ground surface R403.1. Show #4 rebar reinforcement with 3” clearance from earth, R403.1.3.5.3. Provide ½” anchor bolts with 7” embedment, R403.1.6.

FRAMING PLAN:
1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1.

SECTIONS - DETAILS:
1. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection. Provide compliance with R302.1 (City of Tucson Amended) by moving the roof roof 3 feet away from the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2).
2. Show the Post Section Detail with #4 rebar in the footing, R403.1.
3. Notate and specify the size of post base with 1” standoff above concrete, R317.1.4 exception 1.
4. Show roof (uplift resistance) rafter fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
5. Show any ledger fasteners with stucco removal between wall studs and ledger.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Provide a plot plan meeting the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. At a minimum, the plot plan shall:
a. Show the square footage of the lot, existing dwelling, accessory structures, and total under roof area.
b. Provide lot coverage, which includes the area of the site occupied by buildings, storage areas, and vehicular use areas).
c. Show the location of the square footage of the carport.
d. Indicate the maximum structure height on all sides.
e. Show at least one street perimeter setback measured from the carport to the property line. Show a dimension from the centerline of Mitchell Street to the edge of curb as well as a dimension from edge of curb to the property line.

2. Provide carport elevations with your next submittal to verify setbacks and building height. Also ensure the roof overhang does not extend beyond the adjacent property line.

3. Per UDC 6.6.3.D, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment variance is required if the proposed construction is to remain in front of the residence.
