Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Approved BUILDING REVIEW COMMENTS: Denied 1. The south building elevation is on the property line. It appears this property line may abut a public street, alley, or other public way of at least 10’ in width, however, this area is neither labeled or dimensioned. Please confirm so that compliance with Section R302.1(1) of the 2018 IRC can be verified. It is noted that the masonry walls are existing, but two new 16 square foot openings are proposed. 2. The east building elevation crosses a property line and is adjacent to an existing garage. Please confirm approval of this encroachment by the authority having jurisdiction (e.g. zoning) and that the garage will be accessory to the subject building. Though one hour of fire resistance is shown per UL 305, which would render the situation acceptable for 0’ of fire separation distance, the fact that the property line is crossed is not anticipated by the code. Reference Table R302.1(1) in the 2018 IRC. MECHANICAL REVIEW COMMENTS: Conditionaly Approved Electrical data for the equipment associated with the split system heat pump indicates a supply voltage of 208 V, but the electrical plan shows this is to be a 120/240 volt system. Please correct as necessary. ELECTRICAL REVIEW COMMENTS Denied 1. An additional 20-amp rated kitchen/dining area receptacle circuit needs to be added. See 2018 IRC Sections E3703.2 and E3901.3. 2. Provide a 20-amp countertop receptacle (GFCI) to the left of kitchen sink. See 2018 IRC Section E3901.4.1. 3. Provide a 20-amp receptacle on the living room side of the peninsula or in the partitions to the left of the door between living and bathrooms. See IRC Section E3901.4.3. PLUMBING REVIEW COMMENTS: Denied 1. Please indicate fixture DWV vent sizing on the plumbing plan. 2. Water lines appear to be mis-labeled with respect to distribution lines and their corresponding hot and cold water drops. Please correct as necessary. 3. The water heater SOV appears to be installed on the main distribution line. Please clarify. 4. The gas line shown on building exterior (north elevation) is not noted or labeled.
