This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. The plan shall include the following: a. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the lot coverage calculation example shown on the Residential Plot Plan Requirements. b. Show all utility lines on the plot plan. c. Show a dimension for the center line of Baker St & Jefferson Ave. to the curb and from curb to property line. d. Indicate the zoning of all surrounding properties. e. Provide the property dimensions on the plan. 2. Remove the aerial photo from the plot plan. 3. The street setback shown for Baker St is not correct and should be listed as 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line, greater of the two, see UDC Article 6.4.5.C.1.a 4. The side street perimeter yard setback shown for Jefferson Ave. is not correct and should be listed as 10’-0”, see UDC Article 6.4.5.C.1.b. 5. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Clarify if the wall in the existing kitchen area is load bearing. If so, indicate a new beam size on the drawings. 2. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11. BUILDING REVIEW COMMENTS: Denied 1. Verify the building evaluation cost for the project and include all work. The scope of the project including new HVAC and kitchen/ bath remodels would appear to be greater than the $10,782.00 indicated. 2. The general construction notes indicate that the drawings do not exactly match the field conditions and more work may be required then shown. Additionally general construction note 8 indicates the contractor will determine the extent of the removal of the mechanical, electrical and plumbing. Modify the drawings accordingly to include all proposed work to be done. 3. Clarify where the wall framing will be exposed such as in the kitchen and the bathrooms where the finished surface will not be “patched”. Clarify if new wall and ceiling insulation will be provided where the wall finishes are removed. 4. Update general floor plan notes on sheet A2 for the smoke detectors to match note 16 on the on the electrical plan notes or indicate to see electrical plans for additional requirements. 5. Provide dimensions for the new entry area on the plans including the new closet to be constructed. 6. The new entry door is not large enough to meet the requirements of 2018 IRC R311.2. All dwellings shall have at least one door with a clear width of 32” where measured with the door open 90 degrees (a standard 32” wide door and frame will not meet this requirement). The door shall be side hinged. Modify the door size and entry to meet this requirement. 7. Note on the drawings that a permanent certificate shall be completed by the builder or other approved party for the new work. The certificate shall be posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. Where located on an electrical panel, the certificate shall not cover or obstruct the visibility of the circuit directory label, service disconnect label or other required labels. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside conditioned spaces; U-factors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. 2018 IECC R401.3. MECHANICAL REVIEW COMMENTS: Denied 1. Note that a thermostat will be provided for the primary heating and cooling system capable of controlling the on a daily schedule in accordance with the 2018 International Energy Conservation Code R403.1. 2. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1. 3. Note that a duct tightness test will be done in accordance with the 2018 IECC and provided to the City prior to final inspections. ELECTRICAL REVIEW COMMENTS Denied 1. Clarify if the 200 amp service is existing or new, it is noted both ways on the drawings. The electrical load calculation summary indicates a new service and a line diagram is provided. 2. Indicate the location of an existing exterior outlet at the front of the house or indicate new one will be provided. 2017 NEC 210.52. 3. Indicate the location of an existing exterior light at the new front door or indicate a new one will be provided. 2017 NEC 210.70. 4. Indicate all new exterior lighting will be installed in accordance with the PIMA County regulations. Provide notes for the required fixture shading and light requirements for this project. 5. Note that the new can lighting installed in the ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66 6. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1.the electrical note 19 indicates an older requirement. 7. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 8. Note on the drawings that carbon monoxide detectors will be installed in the existing house. Although they are indicated on the drawings, there is no notes covering their installation, only the smoke detectors are noted. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined. 9. Provide additional receptacles for the new countertop on the nook adjacent to the kitchen. Outlet are required so that no point along the countertop will be more than 24” to an outlet. 2017 NEC 210.52(A). This includes countertop installed in pantries, dining area and similar spaces. 10. Note that all new outlets installed in bedrooms, living rooms, family rooms, dens, hallways and similar areas will be ARC fault protected. 2017 NEC 210.12 11. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8. PLUMBING REVIEW COMMENTS: Denied 1. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 2. Note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized. 2018 IPC 604.9. 3. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are required to be 1.6 gallons per flush or less, and the showerheads and faucets to not exceed 2.5 gallons a minute. Ordinance 7178. 4. Indicate on the drawings that all showers will be pressure balanced and be supplied with an anti- scald mixing device. 5. Note on the drawings that all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4. 6. Indicate the location of the existing gas lines and all new piping to be installed for the HVAC unit. 7. Note on the drawings that the new gas lines will be pressure tested in accordance with 2018 IRC G2417.1.
