This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9. 1. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct n 17’-8” x 30’-4” detached patio cover to the rear of the existing dwelling. The property fronts on two local streets 1st Ave and Mabel St. Structure meets setbacks and is considered to be facing the side street perimeter yard. Neighborhood Preservation Zone (NPZ) review is required and must be approved prior to approval of this building plan.
