This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. Remove the “6’SETBACK” shown along Country Club & 20th as it is not correct. As Country Club is designated as an Arterial on the COT MS&R Map all setbacks are based on UDC Article 6.4.5.C.2. The street perimeter yard setback for Country Club 21’ or the Height of the structure, greater of the two, measure from the back of future curb, street perimeter yard setback for 20th is 21’ or the Height of the structure, greater of the two, measure from the outside edge of the nearest adjacent travel lane. If the rear porch does not meet the setback requirement along Country Club a Board of Adjustment for Variance will be required. 2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As no heights were provided for the carport Zoning cannot determine the required perimeter yard setback. If the height of the post supporting the west side of the carport are less than 9’-0” high, as measured from design grade to where beam meets the roof rafters the required perimeter yard setbacks from the carport to the west property line is 6’-0”, propose is 1’-4”. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Remove the “existing” notation from construction requiring a permit. Notate unpermitted construction with “requires permit” and show the square footage. SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. 2. Show the square footage of each patio cover and the carport after code compliant alterations. The structure is currently placed in the 3-foot fire separation distance to the neighboring property line without fire rated materials for restricting fire spread and the 4”x8” carport support beam are undersized. FOUNDATION PLANS: 1. Locate and detail all footings (R401.2) for carport exterior walls and porch support columns showing compliance with minimum requirements, R403.1.1. PLANS: 1. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line. Remove the portion of structure placed in the 3-foot fire separation distance to the neighboring property line or add a complete wall barrier with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. SECTIONS - DETAILS: 1. Show a cross-section detail with a respective notation for foundation and ledger fasteners, R106.1.1. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical plans if system calculations will be provided by deferred submittal. ELECTRICAL PLANS: 1. Provide a Riser Diagram with the sub-panel, E3607.
