This site is located in the C-3 zone (UDC 4.7.22). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4).

1. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, and provide a lot coverage calculation on the plan. Per UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-3 Zone the maximum lot coverage is 80%.

2. Demonstrate on the plans that the perimeter yard setback requirements of UDC Article 6.4.5.C.2.b.(2) are met.
