This parcel is within the Airport Departure Corridor for Davis Monthan Air Force Base. Per UDC 5.6.8.A.3.d.(2), residential development is limited to no more than one dwelling unit per acre in the ADC-1. Based on this section of the code, an ADU cannot be constructed on this property. However, a sleeping quarters, which includes bedrooms, bathrooms, and a sitting room, but does not include a kitchen, may be constructed in lieu of the proposed ADU. 2. The rear porch appears to have been expanded around 2016 without a permit. Either provide permit documentation for this porch expansion or include the expansion within this permit's scope of work. 3. Per UDC 6.4.4.A, building height is measured from the design grade elevation. Measurements were not provided from design grade. Demonstrate that building height does not exceed 12 feet when measured from the design grade elevation. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: A living space may not contain cooking features without Zoning Approval. SITE PLAN: 1. Update the electric lines from meter to buildings, R106.1.1. TEP may require the service panel for the property at the closest building to the service transformer with an underground feeder from a meter base to the more distant dwelling. PLANS: 1. Locate and size beams, joist, headers and fasteners for supporting live and dead structural loads, R804 or provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe bypassing the existing dwelling and the water meter size. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A one bedroom building under 1501 SF requires a 30 CFM continuous setting. Update note #3. 2. Provide heating (and cooling) facilities in all habitable rooms, R303.9. Add a unit into the bedroom. ELECTRICAL PLANS: 1. TEP usually requires the service panel on the property at the closest building to the service transformer. The overhead service conductor over the proposed building requires an 8’ clearance above the roof, E3604.2.1. A service line change or a new meter location must be coordinated with TEP before building permit approval. 2. Update the Riser Diagram for the TEP coordinated panel location, NEC 225.30 and E3403. 3. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
