Zoning has reviewed the building plans for compliance with DP22-0038 and although the building plans appear to match the DP in regard to building shape, size and height Zoning cannot approved the building plans until the DP is approved and the following comment is addressed. 2. DP22-0038 shows no reference to the bike repair and dog wash. Clarify if this use will be strictly for the tenants of the apartment complex or if it will be open for the public. If for the tenants only it needs to be referenced as and accessory use on the DP. If for the public it needs to be referenced on the DP and the development standards, i.e. vehicle & bicycle parking etc. need to be revised. Provide a complete plan set. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Structural steel, components and fasteners that are exposed at Trellis are to be protected against corrosion in accordance with AISC 360 Section B.13 as indicated in IBC 2018 Section 2203.1. 2. Designer is to coordinate venting and drainage hole requirements for HSS tube members that are galvanized using the hot-dip galvanizing process. Provide for plugs as needed. AWS D-19.0 calls for welds on galvanized steel to be free of zinc. Field welds on galvanized parts requires the removal of the zinc coating in the area of weld. Provide zinc paint (approved by the galvanizer) and apply as required to the weld and steel area to provide protection. 3. Provide galvanized bolts on the trellis framing connections where needed. 4. The Geotechnical Report on page 11 calls for Site Class D for Seismic. The Structural General Notes sheet S1.0 calls for Site Class C under Seismic. Make revisions as needed. Submit a response letter addressing these correction items and provide bubbles on the revisions to the drawings. BUILDING REVIEW COMMENTS: Denied 1. The listed edition of the NEC is incorrect. Provide a the corrected edition of the NEC that is adopted and enforced by the City of Tucson. 2. Sheet A0.3: The occupant load factor used for the business areas is incorrect. Provide corrected occupant load calculations in accordance with Table 1004.5. MECHANICAL REVIEW COMMENTS: Conditionally Approved Approved/subject to field approval ELECTRICAL REVIEW COMMENTS Conditionally Approved E4.1: Would suggest Architect rename Pool Yard room 424 to something more appropriate when this room has the SES-C switchboard. Should state than Panels C and P (Pool) are on Sheet E4.4 E4.2: Should have emergency lighting in Bath rooms, Café and Game room. E4.5: Fault current calculation for F3 mislabeled as a 2nd F2. E6.1: Panel DW shall be NEMA 3R. E7.2: Pool, electrical room, and bathrooms should all have emergency lighting. PLUMBING REVIEW COMMENTS: Denied First Plumbing Review: 1). Repair shop on plan page A0.3 & P2.0 requires 1 restroom & 1 service sink. -IPC 403.1 update all affected architectural & plumbing pages. -IPC 403.1 2). Hose bibs on plan pages P1.0, P2.0, P3.0, P3.1, P4.1, P4.4 need individual shut off valves illustrated. -IPC 606.2 3). Clubhouse gas BBQ's on P4.4 need exhaust hoods above due to being below structure shown on plan pages A4.0 & A4.3 -IFGC 623.5 4). Ramada gas BBQ's on P3.0 need exhaust hoods above due to being below structure shown on plan pages A3.1 -IFGC 623.5 5). Outdoor sink on plan page P3.0 can't receive storm water. -IPC 1101.3 6).
