COMMENTS: The following comments are relative to a Board of Adjustment variance (UDC 3.10.3).

This site is in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to use-specific standards 4.9.7.B.6, .9 & .10.

1. The carport attached to the residence and a rear porch appear in aerial photography beginning in 2021. Both additions do not appear to be permitted and require a building permit. Include the carport and porch in this permit's scope of work. The dimensions of the rear porch as shown on the site plan also do not appear to match aerial photography dimensions.

2. Provide a setback dimension measured from the proposed exterior building wall to the front street lot line.

3. An accessory building may be a building that is used as sleeping quarters by the residents of the dwelling unit in accordance with UDC Sections 6.6.1.A and B. Per UDC 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line.

A Board of Adjustment variance is required if the detached sleeping quarters is to be constructed in front of the principal structure.
