This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. COMMENT: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. This comment was not addressed. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct n 13’-4’’ x 20’-7” attached family room & bath to the rear of the existing dwelling. The property fronts on one local street Waverly. As setback dimensions were not provided Zoning cannot verify if setbacks are me. Neighborhood Preservation Zone (NPZ) review is required and must be approved prior to approval of this building plan. NPZ application/requirements can be found at: https://www.tucsonaz.gov/files/integrated-planning/Special_Districts_Application_Revised_5-23-22_fillable.pdf, and is a separate submittal from the building plans submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using Submission Type “Special Districts”. 2. This comment was not addressed. Obviously if it needs to be demolished than show it to be demolished on the plan or provide approved permit documents for the studio conversion. The plans show an “EXIST. STUDIO” located near the northwest corner of the site. Permit T21CM09192 description “Garage Demolition”, this permit is not approved and permit, T08CM01608 description of work “Convert Garage to sleeping quarters”, this permit was withdrawn. In order to determine the level of NPZ review required, we need to determine whether the proposed project is visible from the street. Please resubmit and include South elevations, both existing and proposed as separate drawings, showing the front facade of the house, and delineating with dash lines the part of the addition that is visible from the street. Also showing building heights from grade for both the existing house and the new family room addition. If it is not visible from the street, please indicate as such.
