This site is located in the HR-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As a change in roof design is proposed, flat roof with parapet to pre-fab truss, and no exterior wall heights were provided from design grade to the highest point of the wall, Zoning cannot determine perimeter yard setback requirements. Based on measurements do with our review software the following may apply: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height less than 9’-0” the required perimeter yard setback from the proposed sleeping quarters to the north property line is 6’-0”, proposed is 4’-0”. The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). 2. Proposed setback to side street Ferro Ave is 5’-0” Historic review is required for the proposed conversion. Historic review is required and must be approved prior to approval of this building plan.
