TRANSMITTAL: August 1, 2022

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

1. Provide a dimension from the center line to face of curb, where street pavement meets the curb, and from face of curb to the east property for Kevin Dr. Based on Paving Plan I-71-037 the distance from the centerline of Kevin to the face of curb is 19’-0” and from face of curb to the property line is 11’-0”. Per UDC Article 6.4.5.C.1.b the required side street perimeter yard setback is 10’-0” proposed setback is 7’-1”

2. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of less than 9’-0” the required perimeter yard setback from the proposed garage to the west property line is 6’-0”, proposed setback is 4’-8”.

A Design Development Option (DDO) is required to reduce the street perimeter yard. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. The following comment must be addressed prior to submitting for the above DDO:

3. The existing shed appears on the site sometime after 2012 and based on a square footage of 219 sq. ft. would require a permit. Zoning was not able to find approved permit documents for this shed. Either provide the approved permit documents or include the shed in this permit. Provide a height of the exterior was from design grade to highest point of the west and south walls so that perimeter yard setbacks can be determined. Based on the setback dimensions provided per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):

Provide the setback waiver on the plot plan and have the adjacent owner to the west and south sign and date. If you are unable to secure the setback waiver once the heights of the exterior walls are provided Zoning can provide comments so that the reduced setbacks can be included in the DDO application.
