This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Update the 2012 entries on sheet A-1. SITE PLAN: 1. Show the location electric and water lines from property line to buildings, R106.1.1. Identify the utility lines requiring upgrade or replacement. Overhead lines require clearance above the roof, E3604.2.1. PLUMBING PLANS: 1. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units. 2. Show the size of waste lines, vents and required clean-outs, P3005.4. 3. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. (1 ½”-6’, 2”-8’, 3”-12’). 4. Show pipe materials rated for exterior exposure, P3002 and freeze protection, P3001.2. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical plans if system calculations will be provided by deferred submittal. ELECTRICAL PLANS: 1. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. 2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. This site is located in the R-3 zone (UDC 4.7.12). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6 1. The perimeter yard setbacks listed under “CODE TABULATION” are not correct. The Front Street should be 20’ or 1-1/2 the height of the proposed wall, greater of the two. Side Street should be 10’ and the north and east should be 6’ or 2/3 the height of the proposed exterior building wall, greater of the two. 2. The “EXISTING STORAGE’ shown at the north end of the porch of the Casita shows up on aerial photos some type after 2021. Zoning was not able to find approved permits for this storage.
