5322 E Rosewood St - R-1
Attached Carport (1st Review)

TRANSMITTAL: August 1, 2022

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Based on Paving Plan I-614 and final plat Casa Mesa Subdivision the distance from the centerline of Rosewood St to the north property line of this parcel is 30’-0” with the street side of curb located 12’-0” north of the north property line. Provide a dimension from the centerline of Rosewood to the street side of curb and from the street side of curb to the property line. The property line and curb are not shown correctly on the submitted plot plan. It appears that the proposed carport will not meet the required 20’-0” front street perimeter yard setback. A Design Development Option (DDO) may be required to reduce the street perimeter yard. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov.

2. There are what appears to be two (2) shade structures located in the back yard not shown on the plan. Show these structures on the plan and include them in the lot coverage calculation.

3. The provided lot coverage calculation is not correct. All vehicle use area, driveways, whether improved or unimproved, are to be included in the calculation, see UDC Article 6.4.3.B.3b and the lot coverage example shown on the Residential Plot Plan Requirements found at:
https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf,

4. Show all location of all utility lines on the plot plan.
5. Indicate the zoning of the parcel and all adjacent parcels on the plot plan.

If you have any questions about this transmittal, please contact Zone1.desk@tucsonaz.gov.
