A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. COMMENT: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Based on aerial photos and Google Street View there is a carport structure located on the east side of the existing dwelling that is not shown on the plans. Show this structure along with setback dimensions to the east property line. As it does not appear to meet the minimum 6’-0” setback a neighbor’s setback waive may be required. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ 2. The 30’-0” dimension from the center of Cooper St to the curb is not correct. Based on Manana Vista final plat the 30’ distance is from center line to property line and the curb location is 15’ south of the property line. COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 3. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As no height dimension from design grade to where the wall meets the eave of the proposed carport Zoning used a measuring function of our review software and it appears that the height is less than 13’-4”. Based on a wall height of less than 13’-4” the required front street perimeter yard setback is 20’-0”, proposed front street perimeter yard setback is 7’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
