This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct n 12’ x18’ bedroom addition to the rear of the existing dwelling. The property fronts 3rd Avenue. Structure appears to meet setbacks. Neighborhood Preservation Zone (NPZ) review is required and must be approved prior to approval of this building plan. NPZ application/requirements can be found at: https://www.tucsonaz.gov/files/integrated-planning/Special_Districts_Application_Revised_5-23-22_fillable.pdf, and is a separate submittal from the building plans submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using Submission Type “Special Districts”. The following comments need to be addressed prior to submitting for the NPZ review: 1. Provide a residential plot plan that meets all requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to: a. Provide a lot coverage calculations b. Provide perimeter yard setback dimensions from the proposed addition to all property lines. c. Plot plan shall be drawn at an engineering scale, i.e. 1” =10’, 1” = 20’. d. Show locations of all utility lines on the plot plan. e. Provide a dimension from the center line of 3rd to the curb and from the curb to the property line. 2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide dimensions on the elevations from design grade to the highest point of the proposed walls so that perimeter yard setback requirements can be verified. 3. Provide a fully floor plan of the entire house with all rooms labeled so that the requirements of UDC Article 4.9.7.B.7 can be verified.
