STRUCTURAL REVIEW COMMENTS:
Denied
A. Sheet 3 (Roof Framing Plan) indicates that existing manufactured trusses at 24” o.c. are to be used, however, roof framing notes on the same sheet would seem to indicate that new trusses are to be designed and used in the project. Structural details (e.g. “C” and “D” on Sheet 5) indicate conventional framing, not trusses. Please clarify.
B. Sheet 5: Reference 2018 IRC Section R506.2.3. Revise drawings to include a 6-mil polyethylene or approved vapor retarder with joints lapped not less than 6 inches placed between the concrete slab and the base course or prepared subgrade.

MECHANICAL REVIEW COMMENTS:

A. Sheet 4 (Mechanical Plan): Reference 2018 IRC Section M1411.3 Condensate disposal, as amended.
Condensate disposal shall be allowed to terminate as follows:
1. Into an approved fixture tailpiece, funnel drain, waste air gap fitting, floor sink, slop sink and laundry tray.
2. At or below grade outside the building in an area capable of absorbing the condensate flow without surface drainage.
3. Over roof drains or gutters or downspouts that connect to drainage pipes, provided they terminate at or above grade in an area capable of absorbing the condensate flow without surface drainage.
Current plans do not specify how condensate from the heat pump unit will be handled.
B. Sheet 4 (Mechanical Plan): Reference 2018 IRC Section M1502.3. Ensure that clothes dryer exhaust terminates on the outside of the building and not less than 3 feet from any openings.
