This shall in include: a. Remove the aerials for the site plan b. Zoning of adjacent parcels c. All Utility lines d. Property line distances e. Setbacks 2.COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall. 3.COMMENT: Clearly show everything on site. Based on current aerial photos there is a porch addition on the rear of the house. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Clarify if the existing structure is to remain as is or if there will be modifications required. BUILDING REVIEW COMMENTS: Denied 1. Note on the drawings that all work will be done in accordance with the adopted codes and ordinances of the City of Tucson. 2. Provide additional dimensions on the floor plan indicating the location of the new interior walls on the drawings. Only the overall dimensions were provided. 3. Clarify the work being done in bedroom 2 and its attached bath. The drawings indicate this area is existing however It appears that a closet is being added as part of the conversion and all new electrical. 4. Provide notes or a wall section indicating the construction of the new interior walls and the new garage door infill work. 5. Indicate the required window energy requirements on the drawings. Windows are required to have a minimum U factor of .40 and a SHGC of .25. 2018 IECC table R402.1.2. 6. Provide information on the insulation to be installed. A minimum of R13 is required in the walls and a minimum of R38 is required in the ceiling unless the structure meets the requirements of the exception for R 30 in the 2018 IECC. 7. Note on the plans that fire blocking will be installed in all walls and concealed spaces prior to covering. 2018 IRC R302.11. MECHANICAL REVIEW COMMENTS: Denied 1. Note on the drawings that all bath fans will be exhausted directly to the exterior. 2018 IRC M1505.2. ELECTRICAL REVIEW COMMENTS Denied 1. Note that all new outlets installed in bedrooms, living rooms, family rooms, dens, hallways and similar areas will be ARC fault protected. 2017 NEC 210.12 2. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 3. Note that the new can lighting installed in ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66 4. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 5. Indicate the location of the smoke detectors for the entire house including the existing area. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. All smoke detectors shall be hard wired with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 6. Indicate the location of carbon monoxide detectors in the entire house including the existing area. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. Carbon monoxide detectors shall be hard wired with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R315.3. Smoke detectors and carbon monoxide alarms may be combined. PLUMBING REVIEW COMMENTS: Denied 1. Provide a fixture count for the project that indicates compliance with the minimum flow and water pressure per the 2018 IPC. It is unknown if the existing water service is large enough to accept the additional fixtures. 2. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are required to be 1.6 gallons per flush or less, and showerheads and faucets are to not exceed 2.5 gallons a minute. Ordinance 7178. 3. Note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized. 2018 IPC 604.9. 4. Note on the drawings that showers shall be provided with pressure balance, thermostatic mixing, or a combination valve with a high limit stop in accordance with ASSE 1016. The high limit stop shall be set to limit the maximum water temperature setting to 120 degrees. 2018 IRC P2708.4. 5. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 6. Note on the drawings all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4.
