1. Show all structures on the site plan. There is a carport, along the east side of the SFR and what appears to be a storage shed located in the rear yard.

2. Provide wall height dimensions for the ADU show on the plan.

6. Description of Work – Enter in Floodplain Use Permit for…and then put a description of the work being done or reference the building permit number associated with this floodplain use permit.

7. Complete the Applicant Info. (Note APA# is for applicants with an advance payment account. Leave blank is you do not have an APA account.

8. Complete the Contractor, Owner and Architect/Engineer sections as applicable.

9. Supporting Documentation Upload – Provide a complete cost estimate for the project unless it is for a new build/separate structure. You may also provide additional documents you think will be helpful.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Show the square footage of covered patio on sheet A-1 and A-3, R106.1.1.
2. Identify the utility lines requiring upgrade or replacement, R106.1.1.

SECTIONS - DETAILS:

1. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation.

PLUMBING PLANS:

1. Show the size of the existing yard water pipe as 1-1/4” or larger. Notate if an upgrade is required.
2. Show an individual accessible water supply shut off for the sleeping quarters, P2903.9.1.

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting. And a one bedroom dwelling less than 1500 SF requires a 30 CFM continuous setting. Identify the continuous rated fan device or fresh air system.

ELECTRICAL PLANS:

1. Show the mast height on the electrical riser (service) diagram providing 8’ clearance above the Porch roof, E3604.2.1 or consider an underground entrance as the necessary mast height may not be a feasible installation.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace, in a utility or laundry room, N1101.14. Add notation to plans.
