| 07/27/2022 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Reqs Change | Update the code reference on sheet C1 to 2018 IBC and 2018 IEEC. The 2018 IRC is intended for dwelling requirements. The plans show a storage building (without utilities) on undeveloped property. Also, the 2012 IEEC is outdated. |
| 08/15/2022 | AWARNER1 | NPPO | REVIEW | Needs Review | CDRC TRANSMITTAL PROJECT: ACTIVITY NO. T22CM05391 ADDRESS/PARCEL: 9151 E Magdalena Rd ZONING: RX-1 7.7. Native Plant Preservation The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees and should be included in NPP inventory. By far, the easiest way to meet this requirement is to set aside 30% of the lot for Natural Undisturbed Open Space (NUOS). An Environmental Resource Report is required for any regulatory washes on site.
