1. The occupant load is calculated incorrectly. Section 303.1.1 has been applied incorrectly. However, for this particular case it would not affect the outcome. Use the correct occupant load factor for business in accordance with Table 1004.5.
2. No egress plan provided. Provide a thorough egress plan.
3. Sheet A2.0: The south wall of the structure would require to be rated in accordance with Section 705.3. If the other building is existing ensure that Section 705.3 is followed specifically and correlate any other requirements to the proposed structure, focusing on protected openings.

This site is in the C-1 zone (UDC 4.7.20). Food Service: Excluding Soup Kitchens is a permitted use in this zone (Table 4.8-4) and is subject to use-specific standards 4.9.4.M.1 & .5 and 4.9.13.O.

1. Per UDC 3.3.3.G.2.a, as you are proposing new non-residential development, an approved Development Package (DP) is required. The DP is a separate submittal and shall be submitted at https://docs.tucsonaz.gov/Forms/tucsonpermitapp, using Submission Type "Site Review."

Zoning acknowledges that DP20-0060 has been submitted for this project; however, the one year expiration date for resubmittal passed March 17, 2021. A new DP is required.
