COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.





1.COMMENT: After reviewing the aerials it has come to my attention that the porch expansion on the main dwelling is unpermitted. Please provide permit documentation or add the porch information to this permit



2.COMMENT: Remove the ADU notation from the plot plan. Remove the storage from the lot coverage calculation as it is to be removed. Sleeping quarters are subject to a wet bar setup including single-bowl sink and under-the-counter fridge. No cooking facilities permitted. Show compliance.



3.COMMENT: Please revise the elevation labels as they appear to be mislabeled and revise the scale



2.COMMENT: Per UDC section 6.6.3.E “The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure”. The existing residence has a square footage of 1,214 the allowed GFA of the sleeping quarters is 607. The options are to downsize the sleeping to meet the applicable regulation, or a Board of Adjustment for Variance would be required. The Board of Adjustment is a separate submittal from the building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. 4. It appears that the main dwelling has a total of 3 the proposed sleeping quarters has 2 bedrooms please show compliance to “UseSpecific Standards 4.9.7.B.7 which states “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required.For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site , either in a side or rear perimeter yard . Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.”



5.COMMENT: This site is located in the NR-1 zone (UDC 5.10.3). NPZ review for compliance with the neighborhood design manual is required. Please submit an NPZ application review after all other zoning review section comments are addressed and the exterior design is finalized.
