July 20, 2022 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1.COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall. Please provide an accurate scale on the elevation drawings. 2.COMMENT: After reviewing the aerials it appears that the existing storage shed is unpermitted. Please provide permit documentation or add shed information to this permit (Height, Setback information, and square footage.) Please consider moving the storage to avoid doing a design Development Option. The streetside setback is 10 ft. 3.COMMENT: This site is located in the NR-1 zone (UDC 5.10.3). NPZ review for compliance with the neighborhood design manual is required. Please submit an NPZ application review after all other zoning review section comments are addressed and the exterior design is finalized. Zoning cannot approve until the NPZ review has been approved. Please contact Specialdistricts@tucsonaz.gov. The parking requirement may be satisfied with available on-street parking or waived if the site is within ¼ mile walking distance of a transit stop or an enhanced bike route as listed in the Bike Boulevard Master Plan.” Provide a note that the structure will be constructed with cool roof technology “If the accessory dwelling unit is built as a new structure it must be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code” Provide a note “For lots less than 6,500 square feet in size, the accessory dwelling unit is limited to 650 square feet of gross floor area .
