Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. This comment was not correctly addressed. Per UDC Article 6.4.3.C.1.a Roofed areas, open on at least one side, which provide shelter to exterior areas, such as balconies, entrances, stoops, and terraces , provided they are not used for utilities , maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage. The porch shown on the sleeping quarters is not included in the calculation and the floor area for the sleeping quarters should be based on the dimensions shown on the floor plan of 21’ x 21’ or 441 sq. ft. The square footage of the proposed sleeping quarters on the plot plan is 520 square feet. The square footage of the proposed sleeping quarters under "lot coverage calculations" is 567 square feet. The dimensions of the proposed sleeping quarters on the floor plan are 441 square feet. Ensure consistency of the square footage on your next submittal.

2. This comment was not properly addressed. You still show the 10’ easement within the right-of-way of Lostan Ave. but the easement should be on the property. Review Casa Nueva final plat, found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=51013, and correctly show the easement on the plan. The ten-foot-wide utility easement is located on the property, not within the area in front of the property. Show the utility easement within the property boundaries on your next submittal.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
3. Based on a wall height of 11’-0” the required perimeter yard setback from the proposed sleeping quarters to the north property line is 7’-4”, proposed setback is 3’-0”.

4. Based on a wall height of 10’-0” the required perimeter yard setback from the proposed sleeping quarters to the north property line is 6’-8”, proposed setback is 3’-0”.

A Design Development Option (DDO) must be submitted and approved to reduce the required setback,
DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
