Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. This comment was not addressed. The square footage of the proposed sleeping quarters on the plot plan is 520 square feet. The square footage of the proposed sleeping quarters under "lot coverage calculations" is 567 square feet. The dimensions of the proposed sleeping quarters on the floor plan are 441 square feet. Ensure consistency of the square footage on your next submittal. 2. This comment was not properly addressed. The ten-foot-wide utility easement is located on the property, not within the area in front of the property. Show the utility easement within the property boundaries on your next submittal. 3. This comment was not addressed. Per UDC Table 6.3-2.A, the minimum required interior setbacks are six feet or 2/3 the height of the proposed exterior wall, whichever is greater. Based on a wall height of 11'-0", the minimum required side yard setbacks measured to the west and north lot lines is 7'-4"; proposed setbacks are 3'-0". A DDO must be submitted and approved to reduce the required setbacks. The DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type "Zoning Administration."
