The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11). 1. The square footage of the proposed sleeping quarters and the dimensions of the proposed sleeping quarters are not equal. Ensure the square footage and dimensions are equal in your next submittal. 2. Show the ten-foot-wide utility easement shown on the final plat at the front of the property in your next submittal. 3. Provide a floor plan of the entire residence to demonstrate compliance with UDC 4.9.7.B.7. For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family family dwellings in the R-1 zone with five or more bedrooms, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. 4. Per UDC Table 6.3-2.A, the minimum required interior setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater. Based on a wall height of 11'-0", the minimum required side yard setback measured to the west and north lot lines is 7'-4"; proposed is 3'-0". A DDO must be submitted and approved to reduce the required setbacks. The DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type "Zoning Administration." Indicate the designed live and dead loads for the structure on the drawings as well as a basic designed wind speed of 115 mph and a seismic category B. 2018 IRC table R301.2(1) as amended. BUILDING REVIEW COMMENTS: Approved MECHANICAL REVIEW COMMENTS: Approved ELECTRICAL REVIEW COMMENTS Denied 1. Show on the site plan the approximate location of the new electrical feed from the existing structure and indicate if it is overhead or underground. 2. Indicate the location of the new subpanel on the electrical plan. 3. Indicate the location of an existing exterior outlet at the rear of the structure or indicate new one will be provided. 2017 NEC 210.52. 4. Update the electrical note to indicate that a minimum of 90% of all lighting fixtures in the dwelling will contain highefficacy lamps. 2018 IECC R404.1. 5. Note that the new can lighting installed in the ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66 PLUMBING REVIEW COMMENTS: Denied 1. Show on the site plan the approximate location of the new water and sewer line from the existing structure and where the lines will be tied in. 2. Provide a fixture count for the project that indicates compliance with the minimum flow and water pressure per the 2018 IPC. It is unknown if the existing water service is large enough to accept the additional fixtures. 3. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are required to be 1.6 gallons per flush or less, and the showerheads and faucets to not exceed 2.5 gallons a minute. Ordinance 7178. 4. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 5.
