The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11). 1. Provide a lot coverage calculation for the area of the site covered by buildings, outdoor storage areas, and vehicular use areas (both improved and unimproved). 2. Show the five-foot-wide overhead easement at the rear of the property. 3. Provide a floor plan of the entire residence to demonstrate compliance with UDC 4.9.7.B.7. For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family family dwellings in the R-1 zone with five or more bedrooms, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. 4. Per UDC 6.4.5.C.1.a, within established areas, the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall, measured from the street property lines, whichever is greater. Based on a wall height of approximately 14'-0", the minimum required front street setback is 21'-0"; proposed is 18'-0." Per UDC Table 6.3-2.A, the minimum required interior setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater. Based on a wall height of 10'-8", the minimum required side yard setback measured to the west lot line is 7'-1"; proposed is 6'-2". A DDO must be submitted and approved to reduce the required setbacks. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 5. Indicate smoke detectors will be installed in the existing house. Smoke detectors shall be installed in each sleeping room, and outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. All smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 6. Indicate carbon monoxide devices will be instead in the existing ho use.
