A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4). 1. The plot plan shall meet all requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include: a. A legal description on the plot plan. b. Provide a dimension from the centerline of Glenn St to the curb and from the curb to the property line on the plot plan. c. Show all utilities on the plot plan. d. The plot plan shall be drawn at an engineering scale, i.e. 1’ = 10’, 1” = 20’ etc. As the existing carport and porch along the south end of the SFR are to be demolished the following comments apply: Perimeter yard setback dimensions for a carport/porch type structure are measured from the post supporting the structure as long as the roof overhang is not more than 2’-0”, see UDC Articles 6.4.5.B.2 & 6.4.5.D.1.b. Also Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, UDC Article 6.4.5.B & Figure 6.4.5-A. 2. For the proposed carport/porch provide a height dimension from design grade to the point where the wall meets the eave, at the highest point. For the ramada provide a height dimension from design grade to the top of beam supporting the roof structure. 3. Provide correct perimeter yard setbacks for the proposed carport/porch and proposed ramada. 4. It is not clear if the proposed carport/porch is attached to the main dwelling, clarify. If the carport/porch is attached to the main dwelling, once comment 3 is address a Design Development Option (DDO) to reduce perimeter yard setbacks maybe required. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If the carport/porch is detached at a minimum a neighbor’s setback waiver will be required. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ 5. The proposed detached ramada does not appear to meet perimeter yard setback requirements to the west property line, at a minimum the neighbor’s setback waiver mentioned under comment 4 must be provide. If you are unable to secure the neighbor’s setback waiver a DDO will be required to reduce the perimeter yard setback. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Indicate that the soil under the slab and around the footings will be treated for termites prior to the pouring of the concrete. 2018 IRC R318. 2. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings. 2018 IRC R302.11. BUILDING REVIEW COMMENTS: Denied 1. Clarify the type of and r value of insulation to be used in the ceiling. The wall sections indicate R38 however the structural sheet S2 indicates R28. A minimum of R38 is required, or a minimum of R30 can be installed in a portion of the house without an attic if it meets the requirements of 2018 IECC R402.2.2. A standard R38 batt will not fit within the cavity of 2x6 framing. 2. Indicate on the drawings that a permanent certificate shall be posted that contains the predominant R values of the insulation, U factor and SHGC of the windows and skylights, and the types of an efficiencies of heating cooling and service water heating equipment. It shall also indicate the results from any required duct system and building envelope testing if required. 2018 IECC R401.3. MECHANICAL REVIEW COMMENTS: Denied 1. Provide an ACCA compliant Manual J for the sizing of the mechanical equipment (or other approved heating and cooling calculation methodologies) for the new unit. 2018 IECC R403.7. 2. Note on the drawings that all bath fans will be exhausted directly to the exterior. 2018 IRC M1505.2. 3. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1. ELECTRICAL REVIEW COMMENTS Denied 1. Provide an electrical panel schedule for the house on the drawings including the size of the existing service. 2. Note on the drawings that the kitchen shall have a minimum of two 20-amp small appliance branch circuits for the countertops that shall contain no other outlets. 2017 NEC 210.52(b)(1). 3. Indicate the location of an existing exterior outlet at the front of the house or indicate new one will be provided. 2017 NEC 210.52. 4. Indicate the location of an existing exterior outlet that is within 25’ of the side yard mechanical unit for servicing of the unit or indicate a new one will be provided. 2017 NEC 210.63. 5. Note on the drawings that the bathrooms will be provided with a dedicated 20-amp circuit for the bathroom receptacles. The circuit shall have no other outlets however two bathrooms can share. 2017 NEC 210.11(c). 6. Update the electrical notes 6 on sheet E1 to indicate all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 7. Update the electrical note 7 to indicate all Carbon monoxide detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined. PLUMBING REVIEW COMMENTS: Denied 1. Provide a plumbing fixture count for the project indicating compliance with the IPC 2. Update the plumbing note 7 on sheet P1. Toilets are noted in the general plumbing note at 1.6 gallons per flush or less, however add notes for the showerheads and faucets to not exceed 2.5 gallons a minute. Ordinance 7178. 3. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 4. Indicate all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4. 5. Note on the drawings that the gas lines will be pressure tested in accordance with 2018 IRC G2417.1.
