Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-1 zone (UDC 4.7.8). An SFR is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - 9.

1. The existing porch shown along the north side of the residence appears on aerial photos sometime after 2008. Zoning was not able to find approved permit documents for this porch addition. Either provide approved and finaled permit documents or include the porch in this permit.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As the only dimension provided, 10’-2” to the top of ridge from finished floor Zoning used the 10’-2” height as the required dimension from design grade to the highest point of the wall, where wall meets eave.

2. Based on a wall height of 10’-2” the required perimeter yard setback from the proposed Bath addition to the west property line is 6’-10”, proposed setback is 3’-6”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

STRUCTURAL PLAN:

Locate and size rafters and headers for supporting live and dead structural loads, R804.

SECTIONS - DETAILS:

Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show exterior wood siding, sheathing and wall framing anchored with ½” x 10” bolts and with pressure treated sill. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5.

An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

MECHANICAL PLANS:

Provide equipment details showing code compliant components, locations and sizes.

ELECTRICAL PLANS:

Provide proposed wiring details showing code compliant device locations and circuit sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection.
