Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Indicate on the general framing notes sheet 1.0 that the structure has been designed to a basic designed wind speed of 115 mph and a seismic category B. 2018 IRC table R301.2(1) as amended. 2. Indicate how the structure will comply with the braced wall/ corner blocking requirements of R602.10. 3. Indicate how the new foundation will be tied into the existing such as with rebars or other suitable method. 4. Indicate that the soil under the slab and around the footings will be treated for termites prior to the pouring of the concrete. 2018 IRC R318. BUILDING REVIEW COMMENTS: Denied 1. Indicate the insulation value for the walls on the drawings, a minimum of R13 is required per 2018 IECC table R402.1.2. 2. Clarify the type of insulation to be used in the ceiling. A standard R38 batt will not fit into 2x6 framing. (a minimum of R30 is required for this room per 2018 IECC R402.2.2 if the insulation is extended over the top plate). MECHANICAL REVIEW COMMENTS: Approved ELECTRICAL REVIEW COMMENTS Denied 1. Indicate the location of a switched ceiling light or a switched outlet on the electrical plan. At least one wall switched controlled lighting outlet shall be installed in every habitable room 2017 NEC 210.70(A)(1). 2. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 3. Note on the drawings that smoke detectors shall be installed in the in the existing house. Smoke detectors shall be installed in each sleeping room, and outside of each sleeping room in the immediate vicinity. 2018 IRC R314.2. All smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 4. Note on the drawings that carbon monoxide detector(s) will be installed in the existing house. Carbon Monoxide detectors shall be installed outside of each area used for sleeping in the immediate vicinity. 2018 IRC R315.3 All Carbon monoxide detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.
